Iron Age arrived at Swing House

Sculptor Pekka Pitkänen follows the evolution of humanity in his work. The passing of time and his own experiences are sources of inspiration and they have driven him forward during his 50-year career. Many famous institutions in Finland and abroad have exhibited Pitkänen’s works. Works from the Rautakausi series can now be seen in the lobby of Swing House too! In the video, his daughter, Veera Pitkänen, interviews the artist.

The rhythm of life and natural materials are essential parts of Pitkänen’s works. Because we cherish the same values, these works fit perfectly in the Swing House lobby. The Corten steel sails on the building’s facade appealed instantly to the artist and build a connection to his work through their colour and texture. Pitkänen feels the works of his Rautakausi series fit the place well and support the whole in their own calm way.

NEW MODERN PREMISES REFLECTING WEGA BRAND IMAGE – A CUSTOMER STORY

Wega Group Oy was one of the first companies to move to Swing House as soon as the facilities were completed in March 2022. Wega’s mission is to find the best clean energy solutions for its customers and to act as their guide throughout the green energy leap. Wega services cover the production and distribution of renewable fuels as well as building reliable and sustainable supply chains. They are focusing on smart solutions for sustainable future. Wega offers energy sourcing, terminal services and environmental services.

The company needed a bigger and at the same time more modern premises to support its growth. The solution was found in Swing House in the middle of strongly developing Keilaniemi.

Wega has been operating in four locations before Swing House. The selection criteria for the new office were good accessibility, a work environment that supports well-being at work and modern premises that support their brand image. Public transport is a few minutes’ walk away and the new up-coming Jokeri Light Rail Line will increase public transport possibilities even more. The airport can be reached in less than half an hour, and free parking space for customers can be found right next to the main entrance of Swing House.

Large windows bring natural light to the office
There is plenty of light in the new office with windows to all directions. Attention has also been paid to the high-quality and functional lighting in the property where natural light is utilized. Wega carried out the space planning independently. The largest section of the 469 square meters space is an open office. Designated workstations are arranged as teams in open space without restrictive barriers. The office space has three conference rooms of different sizes and two private spaces for Teams meetings.

A relaxed lounge area with sofa groups connected to the kitchen further enhance the sense of community. The much-needed coffee machine is now available for the whole Wega office. The common area can be modified and can be used for joint meetings and events for the entire staff.

“We have great time in our new office and it suits our current needs and our hybrid work model. It is also possible to get additional space from Swing House when necessary, which supports our growth in the longer term,” says Anu Lukkarinen, Office Manager of Wega.

A functional floor plan ensures flexibility
The good layout of the premises and the two entrances, opening in different directions, make everyday life easier. One of the entrances is used for customer meetings because of the direct access to the conference room through the guest hall. In total, Wega’s premises include three meeting rooms of different sizes.

The Swing House communal facilities increase comfort. For example, Wega’s 10th Anniversary Event for all customers was held in the stylish Swing House lobby and restaurant area. In the WELL-certified office building attention has been paid to ventilation, temperatures and energy-saving motion-controlled lighting. The central staircase with its green walls and the soothing sounds designed for the staircase inspire you to exercise with extra steps.

“The fact that our new green plants started growing quickly and are flourishing in our office is a sign of good indoor air in our office,” says Anu Lukkarinen.

Swing House services support well-being at work
Well-being is improved by Swing House’s services. The employees of Wega regularly take advantage of the new gym with its equipment. The cycle path leads directly to the office buildings bike park connected to the cloakroom and shower facilities. The cosy lunch restaurant Well7 offers opportunity for lunch get-togethers every day. A healthy lunch offering, and a rich salad table will bring extra energy.

“Swing House has a great lunch restaurant and Thursday’s ice cream buffet is everyone’s favourite. We are joking that we are ‘collectively’ hungry at 11 o’clock, and that’s when we get together for lunch.”

Professional gym guidance and sound therapy were introduced at the Info Day
Wega’s staff is looking forward to joint activities with new tenants as Swing House is filling up. The barbecue area being built in the courtyard increases expectations for next summer. At the Info Day organized for tenant companies, Swing House’s service providers presented their offerings. During the day we had for example a wellness spirit, free InBody tests, gym guidance and sound bowl therapy.

“We enjoy our time at Swing House, and we are looking forward to meet new neighbours as well. We have received positive feedback from our customers that the new premises look just like us.

Swing House’s Seven-Storey Soundscape

“Not much has changed since we roamed the Savannah,” says Aki Päivärinne, the sound designer of Swing House. “Nature’s quiet still makes us feel at ease.”

At Swing House office facility that will open at Espoo’s Keilaniemi business district in Q4, 2021, particular attention was paid to spatial sound design.

What’s unique about the seven-storey building is that, when you walk in and past the lobby, you enter an open space that leads all the way up to the seventh floor. There’s a staircase and a vast, green wall with plants and herbs, as high as the building itself.

For Aki Päivärinne the green wall provided a great opportunity to build a soundscape that mimics our ancient natural environment.

“I started my work by creating a virtual version of the space that has the same acoustic qualities as the real one,” Aki explains. “I then filled this space with hundreds of minute instances of sound, each uniquely positioned and moving around along their own path.”

“When you come to the staircase, you’ll hear every single sound exactly where it appears, just like you would in nature. The soundscape will invite you to raise your head and experience it while you walk up the stairs.”

In Swing House everything is designed to support people’s cognitive processes and well-being. With its sounds and colours the central staircase lures you to take the steps instead of elevators – which are placed slightly out of sight.

The lighting of Swing House follows the natural rhythm of day and night. The amount and colour of the light changes from the morning’s bright and blue to the evening’s more yellow, dimmer tones, keeping you energised throughout the day.

WELL is a sign of a high-quality workplace

The real estate market is increasingly focusing on the wellbeing of occupants. In Swing House, one of the first WELL-certified properties in Finland, health and wellbeing are a top priority.

WELL™ is the first international quality standard for buildings that focuses on evaluating the wellbeing generated by a building. The standard is based on the measurement of ten areas that affect wellbeing. For example, natural light, air quality, movement, materials and acoustics are assessed with hundreds of indicators. The certificate is issued by the International WELL Building Institute (IWBI™).

The developer of Swing House, Elo Mutual Pension Insurance Company, is applying for the international WELL v2™ Gold level quality of building.

“While the more established standards LEED, BREEAM and RTS provide excellent signposts for ecological and energy-efficient design, WELL has shifted the focus onto the wellbeing of the users. Involving our stakeholders in the process from the beginning, we can build a property that genuinely benefits its users,” says Antti Pyötsiä, Project Manager for Elo.

Ten categories that measure wellbeing

WELL v2 is based on ten concepts: Air, Water, Nourishment, Light, Movement, Thermal Comfort, Sound, Materials, Mind and Community. The users will experience these categories through design solutions that support health, efficiency and comfort.

Circadian lighting, advanced indoor air purification, natural architecture, low-emission materials and surface materials that create soothing soundscapes are just some of the many advantages of Swing House as a place to work. The certification requires ongoing effort even after completion: indoor air, for example, must be consistently monitored and reported on throughout the lifecycle of the building.

Healthy indoor air improves efficiency

We breathe more than 10,000 litres of air every day, so the quality of indoor air at the office really matters. The indoor air quality at Swing House is guaranteed with healthy design solutions and constant monitoring.

Swing House is part of a business campus comprising two office buildings and a hotel where the health, wellbeing and comfort of its users have been taken into consideration in a completely new way. Swing House is applying for the international WELL v2™ Gold level quality of building, which is why special attention is paid to the high quality of indoor air.

At Swing House, the indoor air quality is guaranteed through design solutions and constant monitoring. For example, the seven-storey high green wall by the central staircase is not only an aesthetic feature: the plants also effectively purify the air.

The quality of indoor air is carefully monitored with sensors measuring the levels of carbon dioxide and small particles in the air, as well as air temperature and humidity. Data is also collected from the users themselves, and their feedback will be reacted to rapidly.

Ground-source heating reduces the carbon footprint of office buildings

Finnish pension insurance company Elo focuses on responsible property business, which includes improving energy efficiency and increasing the use of renewable energy sources, recycling materials, and property and urban development that take environmental impacts into account. Swing House in Keilaniemi reduces its carbon footprint by using, for example, partial ground-source heat, electricity from domestic wind power, and a rainwater system to irrigate the green wall.

Partial ground-source heating saves up to 279 MWh of heating energy per year, which reduces the carbon footprint of the property annually by some 43.2 tCO2e. The unit used for calculating the carbon footprint, tonnes of CO2 equivalent (tCO2e), indicates the impact of greenhouse gas emissions from human activities.

“The estimated reduction of emissions is equivalent to 16 people driving their cars for a year, ten holiday flights to the Canary Islands by a family of four or the entire annual carbon footprint of four people,” says Vikke Niskanen, Design Director for Granlund, the company behind Swing House’s HVAC and building automation design.

Cycling is popular – supporting sustainable exercise in the workplace

Swing House is a new development in Keilaniemi that is built focusing on the wellbeing of both the environment and the wellbeing of its users. Cyclists, for example, have their own entrance.

According to annual statistics from the City of Espoo, the number of active cyclists increased substantially in 2020: at the beginning of the coronavirus pandemic, the growth was rapid, first at 20–40%, increasing to 80% in May. Towards the end of the year – between September and November – there were 40–80% more cyclists on the roads than normal, depending on the day. The popularity of cycling to work is expected to increase further, as, from the beginning of this year, employers may provide bicycles as a tax-free fringe benefit up to the value of EUR 1,200. This incentive is part of the Government’s campaign to reduce emissions from transport and to increase cycling by 30% by 2030.

In the future, there will be increasing focus on sustainable modes of mobility in Keilaniemi: public transport, walking and cycling. This aspect had been a consideration in Swing House, where cyclists will have their own separate entrance: a ramp will lead directly from the cycling lane to the heated bicycle park, from where there is a quick access to shower facilities and the offices.

“Safe access to the property, a bicycle park complete with charger points for e-bikes and well-appointed shower and changing rooms in the basement have been designed for all commuter cyclists. Sustainable commuting is also supported by the proximity of the Jokeri light rail and metro, car sharing and e-charging stations,” says Antti Pyötsiä, project manager for the developer Elo.

Locally produced food made from sustainable ingredients: workplace dining with a good conscience

Swing House offers genuine, locally produced food – the herbs come from the green wall.

A tasty, varied meal provides sustenance for a busy day at work. Swing House has an eco-friendly and sustainable lunch restaurant where food is prepared by hand and with a big heart.

The restaurant uses sustainable raw materials, and Finnish local food and plenty of greens are available each day.
